Construction Superintendent Requirements and Qualifications:
- Three years on the job experience as a commercial construction superintendent.

- Experienced at identifying subcontractor deficiencies and correcting immediately.

Position Overview:
AML Construction is seeking an experienced Business Development Manager. Business Development Manager (BDM) will plan and direct all aspects of the construction business development objectives. Responsible for establishing and initiatives redeeming the annual sales plan, assessing new markets, developing new market initiatives, analyzing and obtaining business opportunities from new customers. Collaborates with Construction for overall accountability for initiating customer proposals, negotiating and closing deals or contracts. Manages and oversees the direction of the business development team, including proactive and reactive sales.
Key Responsibilities:
- Lead Generation: Find new construction opportunities through market research, networking, and lead-tracking software (CRM).
- Relationship Building: Attend industry events to meet potential clients and partners.
- Proposal Management: Help prepare and submit winning bids or responses to Requests for Proposals (RFPs).
- Contract Negotiation: Work with executives to close deals and set project budgets.
- Team Hand-off: Pass the winning contract and client details smoothly to the project managers and estimators.

AML Construction is seeking an experienced Estimator. The construction estimator calculates the precise time, money, materials, and labor required to complete a building project. By analyzing blueprints, scouting project sites, and consulting vendors, they determine project viability and prepare competitive bids to help us win work without sacrificing profit margins and/or safety.
Key Responsibilities:
- Quantity Takeoffs: Measuring and quantifying every single material required for the build directly from architectural drawings.
- Gathering Quotes: Reaching out to a network of trade partners and suppliers to collect competitive pricing for labor, subcontracts, and materials.
- Cost Analysis & Budgeting: Calculating direct expenses (materials), indirect expenses (overhead, insurance, permits), and calculating contingencies for unexpected risks.
- Value Engineering: Finding creative, cost-saving alternatives that lower a project’s cost without compromising on quality, structural integrity, and/or safety.
- Bid Preparation: Compiling all data into a formal proposal or bid package and occasionally negotiating the final contract terms with the client.

This role includes managing relationships with construction managers, architects, engineers, subcontractors, suppliers, and superintendents. The Project Manager ensures that the project is completed on time, within scope and within budget. Time management, cost control, safety, quality assurance, and resolving all issues and conflicts that arise to produce quality work, in accordance with the project contract documents, is of utmost importance. The Project Manager oversees the Superintendent and all field personnel.
Key Responsibilities:
- Project Planning: Defining objectives, setting clear goals, establishing a scope, and creating detailed schedules with milestones.
- Budget & Resource Management: Developing and monitoring the project budget, and ensuring the right people and tools are allocated where needed.
- Team Leadership & Communication: Assembling and motivating the team, delegating tasks, and maintaining open lines of communication with stakeholders and clients.
